This document governs the use of the website www.theflashgroup.com.my (“Website”), owned and operated by The Flash Suites Sdn Bhd (“Company”), a legally incorporated entity under the laws of the Republic of Malaysia. By accessing and using this Website, you agree to comply with the terms, conditions, notices, and disclaimers outlined herein. Your continued use of the Website implies acceptance of these Terms and Conditions.

Use of the Website

The Website provides access to reservation services for hotels operating under The Flash Group brands. Users are permitted to access the Website and its content solely for personal, non-commercial purposes. Any unauthorized use of the Website for unlawful or prohibited purposes is strictly prohibited. The Company reserves the right to deny access to the Website to any user who violates these Terms and Conditions or engages in prohibited activities.

Users must refrain from engaging in conduct that could disrupt, damage, or compromise the security of the Website or its underlying systems. Additionally, users must be of legal age and capacity to make reservations for hotel accommodations, restaurants, or spa services through the Website.

Intellectual Property

The content and materials available on the Website, including text, graphics, images, videos, and trademarks (“Content”), are the intellectual property of The Flash Group and/or third-party licensors, protected under copyright and other applicable laws. Users are granted limited access to the Content for personal, non-commercial use only. Any unauthorized reproduction, distribution, or modification of the Content is strictly prohibited without prior written consent from The Flash Group.

Users shall not infringe upon the intellectual property rights of The Flash Group or any third party associated with the Website. Unauthorized use of trademarks, logos, or any other proprietary information belonging to The Flash Group is strictly prohibited.

Feedback provided by users regarding the Website or its services shall become the exclusive property of The Flash Group, with users relinquishing any rights to such Feedback upon submission.


By making reservations through the Website, users agree to abide by the standard terms and conditions of the respective hotels, as well as any additional policies or regulations imposed by The Flash Group. Users authorize the Hotel and The Flash Group to utilize personal information, including credit/debit card details, provided during the reservation process.

Users may only make reservations for themselves and their guests, with large-scale bookings requiring direct contact with the Hotel. The Website is not to be used for the purpose of reselling or marketing reservations to third parties.

The Hotel reserves the right to verify the identity of all guests upon check-in and may refuse accommodation if identity documentation is deemed insufficient. The Flash Group reserves the right to cancel or modify reservations made in violation of these Terms and Conditions.

Cancellation & Refund Policy

Cancellation of reservations is permitted with a full refund up to 72 hours before the expected arrival date. Cancellations made within 72 hours of arrival or in the event of a no-show may incur a cancellation fee equivalent to the total reservation price.

Requests for cancellations within 72 hours of arrival should be directed to support@theflashgroup.com.my for assistance. Refunds, if applicable, will be processed by the hotel within 24 hours of confirmation.

Credit/Debit Card Information

Users are required to provide valid credit/debit card information to secure reservations or make advance deposits. By submitting card details, users authorize The Flash Group to charge for all incurred charges, including prepayments, cancellation fees, and damages.

While reasonable measures are taken to secure card information, users agree to hold The Flash Group harmless from any loss or disclosure resulting from unauthorized access or malicious activities.


Users may charge additional purchases, such as food and beverage or spa services, to their room during their stay. All charges incurred are the responsibility of the user and must be settled in full upon receipt of the hotel bill or during check-out.

Foreign transaction fees and exchange rates may apply to payments made through credit/debit cards issued outside the hotel’s originating country.


Users are advised against bringing valuable items onto hotel premises and do so at their own risk. While hotels provide reasonable security measures, they are not liable for the loss or damage of personal property. Users are encouraged to utilize safety deposit boxes and in-room lockers for secure storage of valuables.


The Website and its content are provided on an “as is” and “as available” basis, without any warranties, express or implied. The Flash Group disclaims all warranties regarding the accuracy, reliability, or availability of the Website, its content, or the services offered.

The Flash Group shall not be liable for any loss, damage, or injury arising from the use of the Website, including but not limited to viruses, bugs, or technical errors. Users access the Website at their own risk and agree to indemnify The Flash Group against any claims or liabilities resulting from their use of the Website.

Limitation of Liability

To the fullest extent permitted by law, The Flash Group shall not be liable for any direct, indirect, incidental, consequential, or punitive damages arising from the use of the Website or its content. In no event shall The Flash Group’s liability exceed the amount paid by the user for services or products accessed through the Website.


Users agree to indemnify and hold The Flash Group, its affiliates, officers, directors, employees, and agents harmless from any claims, damages, or liabilities arising from their breach of these Terms and Conditions or violation of any laws or third-party rights.

Consequences of Non-Compliance

The Flash Group reserves the right to take appropriate action, including but not limited to cancellation of reservations, suspension of access, or legal proceedings, against users who fail to comply with these Terms and Conditions.

Hotel Policy

Users are required to adhere to the rules, regulations, and policies of the respective hotels during their stay. Non-compliance may result in expulsion from the hotel premises without compensation.

Governing Law

These Terms and Conditions shall be governed by and construed in accordance with the laws of the Republic of Malaysia. Any disputes arising from or relating to these Terms and Conditions shall be subject to the exclusive jurisdiction of the courts of Malaysia.

Amendment of the Terms and Conditions

The Flash Group reserves the right to amend these Terms and Conditions at any time without prior notice. Continued use of the Website following any such amendments constitutes acceptance of the revised Terms and Conditions.


Any provision of these Terms and Conditions found to be invalid or unenforceable shall not affect the validity or enforceability of the remaining provisions. These Terms and Conditions constitute the entire agreement between users and The Flash Group regarding the use of the Website and supersede any prior agreements or understandings.
